WHEREAS, default has occurred in the performance of the covenants, terms, and conditions of a Deed of Trust Note dated June 10, 2016, and the Deed of Trust of even date securing the same, recorded June 20, 2016, in Book No. 192, at Page 225, in Office of the Register of Deeds for Stewart County, Tennessee, executed by Ferdinand F. Imbush and Marjorie A. Imbush, conveying certain property therein described to Westcor Land Title Insurance Company as Trustee for Mortgage Electronic Registration Systems, Inc., as nominee for CrossCountry Mortgage, Inc., its successors and assigns; and the undersigned, Wilson & Associates, P.L.L.C., having been appointed Successor Trustee by First Guaranty Mortgage Corporation.
NOW, THEREFORE, notice is hereby given that the entire indebtedness has been declared due and payable; and that an agent of Wilson & Associates, P.L.L.C., as Successor Trustee, by virtue of the power, duty, and authority vested in and imposed upon said Successor Trustee, by First Guaranty Mortgage Corporation, will, on February 28, 2019 on or about 1:15 PM, at the Stewart County Courthouse, Dover, Tennessee, offer for sale certain property hereinafter described to the highest bidder FOR certified funds paid at the conclusion of the sale, or credit bid from a bank or other lending entity pre-approved by the successor trustee. The sale is free from all exemptions, which are expressly waived in the Deed of Trust, said property being real estate situated in Stewart County, Tennessee, and being more particularly described as follows:
The land is described as follows: The following land in Stewart County, Tennessee, to-wit: The following described tract of real estate located in the 3rd Civil District of Stewart County, Tennessee; Beginning at an iron stake approximately one foot west of the south end of a metal culvert in a newly constructed gravel road, said beginning point being the northwest corner of the property conveyed herein: thence with the south, then west right-of-way boundaries of said gravel road as follows: S. 83 Degree 00 minutes E 196.5 feet. S. 85 degrees 46 minutes E 105.5 feet. S. 36 degrees 23 minutes E. 38.6 feet., S. 6 degrees 30 minutes W, 176.7 feet, S. 31 degrees 34 minutes W. 155.5 feet, S. 39 degrees 56 minutes W. 123.1 feet to an iron stake; thence with a blazed line N. 17 degrees 03 minutes W. 486.7 feet to the beginning containing 2.0 acres, more or less, Bearing based on true north. For a better description see the following: Beginning at an iron pin in the south right of way boundary of Wooten Road 320.0 feet South 80 degrees 00 minutes, East of the center of the junction with Morgan Road, said beginning point, this tract's northwest corner; thence with said south, southwest, and then west right of way boundary as follows: South 83 degrees 45 minutes east 196.5 feet, south 86 degrees 31 minutes East 105.5 feet, south 37 degrees 08 minutes East 38.6 feet, south 5 degrees 45 minutes west 176.7 feet, south 30 degrees 49 minutes West 155.5 feet, south 39 degrees 07 minutes west 123.1 feet to an Iron pin: thence with Jared North 17 degrees 49 minutes West 486.8 feet to the beginning containing 2.0 acres more or less. Bearing based on magnetic north (09/94).

This sale is subject to all matters shown on any applicable recorded plat; any unpaid taxes; any restrictive covenants, easements, or setback lines that may be applicable; any statutory rights of redemption of any governmental agency, state or federal; any prior liens or encumbrances as well as any priority created by a fixture filing; and to any matter that an accurate survey of the premises might disclose. The sale held pursuant to this Notice may be rescinded at the Successor Trustee's option at any time.
