WHEREAS, default has occurred in the performance of the covenants, terms, and conditions of a Deed of Trust Note dated September 1, 2017, and the Deed of Trust of even date securing the same, recorded December 27, 2017, in Book No. 209, at Page 319, in Office of the Register of Deeds for Stewart County, Tennessee, executed by Willis W Wellman and Susan R Wellman, conveying certain property therein described to Mid-South Title Corporation as Trustee for Mortgage Electronic Registration Systems, Inc., as nominee for R M K Financial Corp. D/B/A Majestic Home Loan, its successors and assigns; and the undersigned, Wilson & Associates, P.L.L.C., having been appointed Successor Trustee by The Money Source Inc..
NOW, THEREFORE, notice is hereby given that the entire indebtedness has been declared due and payable; and that an agent of Wilson & Associates, P.L.L.C., as Successor Trustee, by virtue of the power, duty, and authority vested in and imposed upon said Successor Trustee, by The Money Source Inc., will, on August 28, 2019 on or about 10:00 AM, at the Stewart County Courthouse, Dover, Tennessee, offer for sale certain property hereinafter described to the highest bidder FOR certified funds paid at the conclusion of the sale, or credit bid from a bank or other lending entity pre-approved by the successor trustee. The sale is free from all exemptions, which are expressly waived in the Deed of Trust, said property being real estate situated in Stewart County, Tennessee, and being more particularly described as follows:
The following described real estate, together with any and all Improvements thereon, situated In the Thirteenth (13th) Civil District of Stewart County, Tennessee, and having a Map and Parcel No to-wit:
Beginning at a double walnut tree In the East boundary of Bellwood Road approximately 1700 feet South of the junction of said Bellwood Road with Cub Creek Road, said beginning point being a point In the U.S. Wildlife Refuge boundary and being the Southwest corner of the property conveyed herein; thence with the U.S. Wildlife Refuge as follows: North 29 degrees, 00 minutes West 273.0 feet, North 10 degrees, 56 minutes West 189.7 feet to an Iron pin; thence South 83 degrees, 40 minutes East 357.8 feet to a stake In the West boundary of a 30-foot right of way; thence with said West boundary as follows: South 27 degrees, 50 minutes East 157.0 feet, South 52 degrees, 00 minutes West 123.0 feet. South 60 degrees, 46 minutes West 161.0 feet, South 13 degrees, 53 minutes West 95.0 feet to the beginning, containing 2- 1/3 acres, more or less, as surveyed by David G.
