NOTICE OF TRUSTEE'S SALE

WHEREAS, default has occurred in the performance of the covenants, terms, and conditions of a Deed of Trust Note dated May 20, 2021, and the Deed of Trust of even date securing the same, recorded May 24, 2021, in Book No. 255, at Page 64, in Office of the Register of Deeds for Stewart County, Tennessee, executed by Collin T Knotts, conveying certain property therein described to Tennessee Title Services, LLC as Trustee for Mortgage Electronic Registration Systems, Inc., as beneficiary, as nominee for Fairway Independent Mortgage Corporation, its successors and assigns; and the undersigned, Wilson & Associates, P.L.L.C., having been appointed Successor Trustee by Lakeview Loan Servicing, LLC.

NOW, THEREFORE, notice is hereby given that the entire indebtedness has been declared due and payable; and that an agent of Wilson & Associates, P.L.L.C., as Successor Trustee, by virtue of the power, duty, and authority vested in and imposed upon said Successor Trustee, by Lakeview Loan Servicing, LLC, will, on October 12, 2023 on or about 1:15 PM, at the Front Entrance of the Stewart County Courthouse 225 Donelson Pkwy., Dover, TN 37058, offer for sale certain property hereinafter described to the highest bidder FOR certified funds paid at the conclusion of the sale, or credit bid from a bank or other lending entity pre-approved by the successor trustee. The sale is free from all exemptions, which are expressly waived in the Deed of Trust, said property being real estate situated in Stewart County, Tennessee, and being more particularly described as follows:

A certain Tract or parcel of land in Stewart County, State of Tennessee, described as follows, to-wit: Beginning at an iron pin marking Jenkins' (Deed Book 193, Page 395, ROSC) southwest corner and a north corner of the tract of which this conveyance is a part, thence with Jenkins North 43 degrees 22 minutes 15 seconds East 158.0 feet to a white pipe, thence with Staines (Record Book 164, Page 653, ROSC) North 32 degrees 42 minutes 41 seconds East 133.3 feet to an iron pin, thence with a new division line South 22 degrees 11 minutes 03 seconds East passing thru a pine 206.0 feet to a double poplar, thence South 22 degrees 34 minutes 44 seconds West 136.2 feet to an iron pin, thence South 88 degrees 33 minutes 18 seconds West 91.2 feet to an iron pin, thence North 49 degrees 25 minutes 16 seconds West 106.3 feet to an iron pin, thence North 56 degrees 20 minutes 55 seconds West 41.0 feet to the beginning, containing 1.0 acres more or less. This sale is subject to all matters shown on any applicable recorded plat; any unpaid taxes; any restrictive covenants, easements, or setback lines that may be applicable; any statutory rights of redemption of any governmental agency, state or federal; any prior liens or encumbrances as well as any priority created by a fixture filing; and to any matter that an accurate survey of the premises might disclose. In addition, the following parties may claim an interest in the above- referenced property:
