NOTICE OF TRUSTEE'S SALE

WHEREAS, default has occurred in the performance of the covenants, terms, and conditions of a Deed of Trust Note dated August 9, 2021, and the Deed of Trust of even date securing the same, recorded September 8, 2021, in Book No. 260, at Page 365, in Office of the Register of Deeds for Stewart County, Tennessee, executed by Reba S Threatt, conveying certain property therein described to Mark Rosser as Trustee for Mortgage Electronic Registration Systems, Inc., as beneficiary, as nominee for Freedom Mortgage Corporation, its successors and assigns; and the undersigned, Wilson & Associates, P.L.L.C., having been appointed Successor Trustee by Freedom Mortgage Corporation.

NOW, THEREFORE, notice is hereby given that the entire indebtedness has been declared due and payable; and that an agent of Wilson & Associates, P.L.L.C., as Successor Trustee, by virtue of the power, duty, and authority vested in and imposed upon said Successor Trustee, by Freedom Mortgage Corporation, will, on February 15, 2023 on or about 11:00 AM, at the Stewart County Courthouse 225 Donelson Parkway, Dover, TN 37058, offer for sale certain property hereinafter described to the highest bidder FOR certified funds paid at the conclusion of the sale, or credit bid from a bank or other lending entity pre-approved by the successor trustee. The sale is free from all exemptions, which are expressly waived in the Deed of Trust, said property being real estate situated in Stewart County, Tennessee, and being more particularly described as follows:

The Land referred to herein below is situated in the County of STEWART, State of TN, and is described as follows: Tract 1: Beginning at an iron pin in the west right of way boundary of a gravel road, said point being this tract's northwest corner and a point in the east boundary of Tract 2; said point also being approximately South 5 deg West 250 feet from the center of the junction of said gravel road with Highway 120; thence crossing said gravel road and running with a blazed line, Wallace's south boundary South 89 deg 59 min 30 sec East 218.89 feet to an iron pin in a ditch; thence with a new division line as marked by the center of said ditch South 4 deg 14 min 58 sec West 256.95 feet to a point; thence continuing with the center of said ditch South 11 deg 31 min 24 sec West 75.65 feet to an iron pin, Jenkins' northeast corner: thence with Jenkins as marked by a fence North 80 deg 51 min 57 sec West 225.57 feet to an iron pin; thence with a new division tine as marked by a blazed line North 7 deg 21 min 32 sec East 298.03 feet to the beginning, containing 1.6 acres, more or less. Bearings based on the true North.

Tract 2: Also conveyed is a right of way more particularly described as follows: Being a 30-foot private drive running from property herein conveyed.to State Highway No. 120, said drive running North 5 deg East 250 feet more or Jess, to Highway No. 120.

This sale is subject to all matters shown on any applicable recorded plat; any unpaid taxes; any restrictive covenants, easements, or setback lines that may be applicable; any statutory rights of redemption of any governmental agency, state or federal; any prior liens or encumbrances as well as any priority created by a fixture filing; and to any matter that an accurate survey of the premises might disclose. In addition, the following parties may claim an interest in the above- referenced property:

The sale held pursuant to this Notice may be rescinded at the Successor Trustee's option at any time. In the event of inclement weather, the trustee hereby announces that the sale will be postponed and that notices of said postponement for inclement weather will be mailed to interested parties of record.
