Sale at public auction will be on December 8, 2022 on or about 12:00PM local time, At the Front Entrance of the, Stewart County Courthouse, 225 Donelson Parkway, Dover, TN 37058, conducted by the Substitute Trustee as identified and set forth herein below, pursuant to Deed of Trust executed by TRISTIN S. KEEN AND COURTNEY PAIGE BREWER, to Bankers Title and Escrow, Trustee, on June 29, 2020, at Record Book 238, Page 457-469 in the real property records of Stewart County Register's Office, Tennessee.

Beginning at a hickory tree and iron pin in Ridge Road, running South 70 degrees West thence South 39 degrees East 9 poles 4 feet 7 inches to an iron pin; thence North 70 degrees East 20 poles to an iron pin in the edge of road; thence 25 degrees West 9 poles 4 feet and 7 inches to the beginning, containing 1.16 acres, more or less.

Being the same property conveyed to Tristin S. Keen and Courtney Paige Brewer, husband and wife by deed from Louis Lopez, Jr. and wife, Marsha M. Lopez of record in Record Book 238 Page 455, in the Register`s Office for Stewart County, Tennessee.

Parties in the advertisement, then the Notice of this foreclosure is being given to them and the Sale will be subject to the applicable governmental entities' right to redeem the property as required by 26 U.S.C. 7425 and T.C.A. §67-1-1433. This property is being sold with the express reservation that the sale is subject to confirmation by the lender or trustee. If the sale is set aside for any reason, the Purchaser at the sale shall be entitled only to a return of the purchase price. The Purchaser shall have no further recourse against the Mortgagor, the Mortgagee or the Mortgagee's attorney.
